About Glenn

Real estate runs in the family. The kitchen just ran alongside it.

Glenn Rice, Real Estate Advisor

Glenn here.

I spent sixteen years in professional kitchens, including the Biltmore and the Fontainebleau. Then I found out I was going to be a father, and I was burned out. I wanted a life where I could be around for everything. Christmas 2020 was the first one I'd had off in eight years.

Real estate wasn't new to me. Growing up around my family's rental business taught me how a portfolio is run and cared for, how passive income from investment properties can support a family, and how to size up tenants and contractors.

One of my first deals was a beach condo for a friend from college. A leak from a few floors up had damaged his bathroom drywall. Because I knew what a condo association is responsible for, I got them to handle the cleanup, the drying, the mold inspection and the patching. Then I matched the paint and painted the wall myself, so we closed on time.

I was born and raised in Miami, and I work the neighborhoods I live in. Most people who call me need a change: a growing family, a new job, a smaller house. My job is to bring you every piece of information so you can make the call. Price to data, not hope. Every move, done right.

Where I Work

Real neighborhoods, not a countywide claim.

East Kendall

Established family blocks close to shopping, dining, and easy access into the city.

West Kendall & Kendall Baptist Area

Growing family neighborhoods, more room for the money, close to the hospital corridor.

South Miami & The Falls Corridor

Walkable pockets and established tree canopy, minutes from Sunset Place.

Pinecrest

Some of the county's strongest public schools alongside a quieter, larger-lot feel.

Homestead

Straightforward access to Homestead Air Reserve Base for military families on a timeline.

Doral / SOUTHCOM

The other half of the military commute equation, for families weighing both directions.

How I Work

Three phases. Nothing skipped.

01

Prep & Pricing Strategy

Staging, repairs, and photography strategy, paired with a price built from your specific micro-market, not a countywide guess.

02

Marketing & Negotiation

Professional photography and a sequenced launch, then reading every offer beyond the number: financing, contingencies, and buyer strength.

03

Under Contract to Closing

Inspection, appraisal, title, and loan commitment, the stage where most deals that fall apart do so. I stay on it until keys change hands.

The Kendall Development Brief · Last Updated October 29, 2026

Is Kendall really becoming its own city?

Some of it is finally happening. Some of it is still a plan sitting on a shelf. Here's the honest rundown, sorted by how real each project actually is right now.

Locked In · Under Construction or Opening Soon

Retail Turnover at Palms at Town & Country

Confirmed

Tesla has signed a lease on the former Toys "R" Us building at 8789 SW 117th Avenue for a showroom and service center, targeting a late 2026 opening pending county review. Publix closed its 40-year-old Mills Drive store in January 2026, demolished it by mid-April, and is building a bigger, modern store on the same site. Barnes & Noble and Starbucks have already opened.

Filed or Approved, Breaking Ground Soon

The Shops at Kendall Town Center

Plans filed

About 36,000 square feet of retail on 5.1 acres inside a 70 acre master plan at Kendall Drive and SW 158th Avenue, with about half the space being marketed to restaurants. Plans are filed with the county. Land closing is targeted for the end of 2026 and groundbreaking for early 2027. Raising Cane's, El Car Wash, and Chase have already claimed nearby outparcels.

Sunset Place Redevelopment

Approved · County financing approved

Seven towers by Heatherwick Studio, designer of the High Line, with 1,513 residences, a 287-room hotel and a 1,300-seat theater on the old Shops at Sunset Place site. South Miami approved the plan in October 2024, and Miami-Dade approved a $149 million financing district on September 1, 2026. Demolition is now targeted for early 2027, with the first phase finishing around 2029.

Real Vision, Not Yet Funded

Kendall Drive Rapid Transit

On hold

A named SMART Plan corridor with no funded timeline. In July the Mayor's office told commissioners the full SMART program is about $7.6 billion short over 20 years, and closing the gap could take a higher transit sales tax or a new property tax. Good long-term signal, not something to pay a premium for today.

West Kendall Spaceport Designation

Pending state approval

Miami-Dade commissioners voted to seek a state spaceport designation for land at and near Miami Executive Airport, the old Kendall-Tamiami airport. No launches are planned there. The aim is aerospace tax incentives and workforce training. The bills carrying it in the 2026 session died in committee on March 13. Earliest-stage item on the list, worth watching, not betting on.

Commercial Leasing

An operator's eye for any commercial space.

Sixteen years running kitchens, including the Biltmore and the Fontainebleau, taught me how to read a space the way an operator does: flow, sightlines, back-of-house logistics, what actually makes a location work.

That eye now applies across retail, office, and commercial leasing broadly, not restaurants alone. If you're a tenant or a landlord in East Kendall, West Kendall, or South Miami, I can walk the space with you and tell you what I'd actually worry about before you sign.

Frequently Asked

Questions clients actually ask.

How long does it typically take to sell a home?

Miami-Dade's countywide average right now is just over 90 days, but that number hides a lot of variance. When we sit down for your listing presentation, I pull the actual days-on-market for recent closed sales in your specific micro-market, not the county number. That's the figure that actually matters for your home.

What's earnest money, and how much do I need?

It's a deposit that shows the seller you're serious, usually 1 to 3 percent of the purchase price. It goes toward your down payment or closing costs at closing, held by a neutral third party, not me or the seller.

Do I need to be pre-approved before we start looking?

Yes. Pre-approval tells us your real budget before we fall in love with a house, and it makes your offer competitive when we find the right one. I can connect you with a lender I trust if you don't have one yet.

Why isn't my list price the same as what my home will sell for?

List price is a strategy, not a guess. I price based on recent comps in your specific block, not a countywide average, and we talk through the number together before anything goes live.

What does it cost me to sell my home?

Commission plus your normal closing costs. I'll walk you through the full breakdown before you sign anything. No surprises at the closing table.

What if my home doesn't sell right away?

I review every listing at two checkpoints. The first 14 days are the honeymoon period. If we haven't gotten an offer by then, we sit down and look hard at pricing and marketing. The same review happens again at the market's average days-on-market mark, right now that's the 90-day point.

What's the commute like from West Kendall or Homestead to Homestead ARB or SOUTHCOM in Doral?

Homestead ARB is close if you're already in West Kendall or Homestead itself, usually 20 to 30 minutes. SOUTHCOM in Doral is the longer haul from down south, closer to 40 to 50 minutes depending on traffic. I walk military families through both directions honestly.

Are the schools good near Pinecrest and around Kendall Baptist Hospital?

Pinecrest has some of the strongest public schools in the county, Pinecrest Elementary and Palmetto Senior High both carry an A rating. In Kendall, Somerset Academy Bay Elementary and William H. Lehman Elementary are both highly rated. I'll point you toward the right zone based on your specific address.

Is Kendall really becoming its own city?

It's an active conversation, not settled. I track it closely since it affects property values in East and West Kendall specifically. Check the Kendall Development Brief above for where things actually stand.

What should military and PCS families know before moving here?

Orders timing drives everything, so the earlier we start, the more options you have. A VA loan gets you in with no down payment, but not every property qualifies, especially condos, so we screen for that early. I'm the son of a Marine and a retired Miami PD officer, so getting this right for your family isn't just business for me.
